About This Job:
  • Someone with 5+ years dedicated to property management, maintenance, and leases.
  • Experience managing various trades: HVAC, Plumbing, locks, cameras, trash. 
  • Experience with management tools on computer and Excel.
  • Experience with US field contractors.
  • Excellent English speaking skills.
  • Has basic technical knowledge of property systems (HVAC, locks, cameras, etc).
  • Communication Style: Direct and straight to the point.
  • Inquisitive / Asks questions.
  • Detail-oriented
 
Roles & Responsibilities:
JOB SUMMARY:
  • - Ensure all properties in our portfolio are safe, secure, clean, and well maintained as needed on a daily, weekly, monthly, quarterly, and annual basis.
  • - Create and revise an ongoing maintenance schedule for all properties and systems, including routine, non-routine, and emergency steps for each issue.
  • Create policies and procedures, and ensure each trade complies (ie cleaners, trash, HVAC, plumbing, paint, furniture setup, etc.)
  • Train and monitor any virtual staff and all onsite staff to ensure they carry out your vision
  • Identify root causes of building / unit issues, propose solutions, and ensure its completion.
  • Manage new unit furniture set-ups and renovation projects.
  • Define scope of work and budget for projects, negotiate pricing with contractors, track expenses, and ensure payments are made timely after performance.
  • Hire onsite contractors, compare estimates, and select the appropriate contractor.
  • Provide info and administrative support to finance and operations team, or other special projects as needed by the company.
Requirements & Qualifications:

  • Excellent English verbal and written communication and presentation skills. Must also speak Spanish or Portuguese
  • Excellent project management and time management skills to handle various deadlines and goals
  • Obsessed with problem solving and seeing projects to completion.
  • Can hold onsite workers (contractors, cleaners, etc. accountable for their commitments).
  • High problem solving, attention to detail, and reporting skills.
  • Consistency and reliability in performance and execution.
  • Flexibility and availability in schedule, in case of off-hours needs (e.g. emergency repairs).
  • Experienced in project management, property management, maintenance, or logistics.
